I've spent most of my career on the landlord side of the table. Now I work for tenants.
Who I am
I'm Nicole-Olga Pulpea, Chartered Commercial Property Surveyor (MRICS) and Certified International Property Specialist (CIPS), based in Bucharest.
I've spent over a decade working on the landlord and developer side of commercial real estate — starting internationally with Alinso Group in Belgium, then across advisory at Colliers International, and later in senior leasing roles with international real estate developers in Romania, where I led portfolio strategy, managed teams, and negotiated directly with corporate occupiers from across Europe. I worked across landlord portfolios totalling over 750,000 sqm across logistics, industrial, office and retail assets — negotiating individual deals within those portfolios with corporate occupiers from across Europe.
That background means I understand how these deals are structured from the inside — what landlords prioritise, where the standard positions have room to move, and what a well-prepared tenant can realistically achieve. Most tenants sit across the table from someone with exactly that knowledge. Now I make sure tenants have it too.
Why ClarePoint exists
A commercial lease is a technical document. The outcome — how much you pay, how much flexibility you have, what it costs to leave — depends heavily on how well you understand it before you commit.
Most tenants don't have the commercial background to read it that way. The professionals around them at signing are rarely focused on that side of it either.
ClarePoint exists to close that gap. I give tenants access to the same quality of commercial expertise that landlords rely on — before the lease is signed, not after.
What I do — and what I don't
I work exclusively for tenants. I review commercial leases, explain the terms in plain language, identify the clauses that carry real financial or operational risk, and help build realistic negotiation strategies based on the specific deal.
My focus is the commercial side — rent structure, indexation, service charges, break clauses, deposits and exit provisions. These follow consistent logic across most markets, which means this advisory is relevant whether your lease is in Romania, elsewhere in Europe, or further afield.
I'm not a lawyer. For legal interpretation of your specific contract under local law, you will need qualified legal counsel alongside me. I'll tell you what the commercial terms mean and where the financial exposure sits. Your lawyer will tell you how those terms hold up under the law that governs your contract. Both matter.
