I've spent most of my career helping developers and asset managers get the best out of their leases. Now I help tenants do the same.

I'm Nicole-Olga Pulpea, a Chartered Commercial Property Surveyor (MRICS) based in Bucharest.

I didn't set out to work for tenants. For most of my career I was working in agency at Colliers International, then moving into development and asset management with international real estate groups across Romania and CEE. I was structuring leases, negotiating renewals, managing portfolios across logistics, industrial, office and retail assets — over 750,000 sqm in total, with corporate occupiers from across Europe on the other side of the table.

That work taught me something it's hard to learn any other way: how these deals are actually built, what the standard positions are, where flexibility exists in a lease that a landlord won't volunteer unless the tenant knows to ask for it, and what a well-prepared tenant can realistically achieve versus what most tenants leave on the table.

Why ClarePoint exists: After ten years of that work, one thing became consistently clear: a commercial lease is a technical document, and the outcome — how much you pay, how much flexibility you have, what it costs to leave — depends heavily on how well you understand it before you commit. Most tenants don't have the commercial background to read it that way, and the professionals around them at signing are rarely focused on that side of it.

ClarePoint exists to close that gap. I review leases for tenants, explain the commercial terms in plain language, and help build realistic negotiation strategies based on the specific deal. Not because the process is unfair — leases are complex, every party has their own expertise and interests, and that's entirely normal. But because tenants deserve the same quality of commercial expertise in that conversation, and most of the time they simply don't have it.

After ten years watching tenants sign leases that didn't reflect what was actually achievable, I decided that's what I wanted to work on. Having spent that decade structuring leases from the developer side, I understand how these deals are built — not just what the document says, but the thinking behind it. That's what I bring to tenants through ClarePoint.

What I do — and what I don't

I work exclusively for tenants. I review commercial leases, explain the terms in plain language, identify the clauses that carry real financial or operational risk, and help build realistic negotiation strategies based on the specific commitment.

My focus is the commercial side — rent structure, indexation, service charges, break clauses, deposits and exit provisions. These follow consistent logic across most markets, which means this advisory is relevant whether your lease is in Romania, elsewhere in Europe, or further afield.

What I'm not is a lawyer. For legal interpretation of your specific contract under local law, you will need qualified legal counsel alongside me. I'll tell you what the commercial terms mean and where the financial exposure sits. Your lawyer will tell you how those terms hold up under the law that governs your contract. Both matter.
